Agree Terms
We present a formal offer: monthly rent, lease length (3–5 years), management terms, and the mutual break clause. No obligation to proceed until you are fully satisfied.

Certificates & Compliance
Certificates and compliance documents are exchanged at this stage. Any that are missing — or due for renewal soon — can be arranged by us.

Full Photographic Inventory
Comprehensive inventory of every room before occupation, protecting both parties throughout the full lease term.

Guaranteed Rent Starts
Lease begins. First automated rent payment scheduled. We assume full management. Your rent arrives every month without you lifting a finger.

Key things to understand before you start
What Is a Guaranteed Rent Lease?
We lease your property directly and act as the tenant. We pay you a fixed monthly rent whether or not the property is occupied.
The 90-Day Break Clause
Every lease includes a mutual 90-day break clause. Either party can terminate early — security with a practical exit.
Certificates You'll Need
Single lets: Gas Safety, EICR, EPC (minimum band D), smoke & CO alarms. HMOs additionally need an HMO licence, fire risk assessment, fire doors, and emergency lighting. If any have expired, we can arrange all of this.
Does It Need to Be Vacant?
Yes — we need vacant possession at commencement. But we can agree terms up to six months in advance so there is no gap between tenancies.
Who Lives in the Property?
Occupancy comes through our long-term partnerships with established, professionally managed housing providers. AO remains your tenant and your single point of contact throughout — you never deal with individual occupants.
